In this article we take a shallow dive into our Seven Steps to a Successful Sale, outlining some of the tasks we as agents, and you as sellers, need to take to ensure your property achieves a great price in a timely fashion.
Step 1: The accurate valuation
Inflated valuations might have you grinning from ear to ear, but you can be sure the market won’t have the same reaction. If your property fails to reach the lofty heights of an overzealous valuation, you may regret your decision to sell in the first place.
When valuing a property, our agents use their unique understanding of the current local market and our historical sales data to ensure we’re right on the money. We are however open to discuss placing a premium on your property if we think we have that special purchaser, especially in a rising market
Step 2: Wowing the market
Once we’ve agreed the right price for your property, it needs to be marketed to the right people, the right way. A clean, clutter-free home always looks great in photographs and our state-of-the-art website gives your property the perfect platform to stoke buyers' interest.

Alongside traditional advertising and getting on the phone, we use digital marketing techniques that get your property in front of the right types of buyers without appearing intrusive.

Step 3: Inspiring viewings
On viewing day, with the advice and help of our agents, your property should be prepared to inspire. Most important is to present a clean, tidy home, we recommend removing personal items and photographs and decluttering as much as possible to accentuate the space and natural light your home has to offer.
Step 4: Quick communication & constructive feedback
After each viewing, we’ll call you to provide detailed feedback from your potential buyers. After a viewing, your anticipation level will be high, but patience often has its rewards.
We aim to give you a call once the viewer has given us their take on your home and we will relay this back to you within 24 hours of the end of the viewing as some viewers like to mull over a viewing with a partner or sleep on it.
Step 5: Leading the negotiation
We take the stress out of the negotiations by leading them with a calmness and poise that comes from nearly 200 years of property experience. There isn't a hiccup or so-called deal breaker we haven't come across before and so we will be there to guide you as much as you need.
You control the sale price and we'll take care of the rest.
Step 6: Make the move
Once the sale is agreed, the real fun begins. We will guide you through the sale process and keep you up-dated all the way, there is usually a problem large or small but we are there to iron out the wrinkles and keep the sale on track.

Step 7: Toasting in style
