What is the difference between Property Management and Letting services?
Our team provides two service offerings - a comprehensive property management service and stand-alone lettings services.
Simply put, property management covers several ongoing services that keep your property occupied and operating well, while a letting service focuses mainly on one thing – finding you the right tenant for your property.
About letting services
Letting agents are helpful in two areas; the first is when you self-manage your own property but do not want to do your own viewings and tenant selection along with satisfying landlords’ obligations of issuing a lease and condition report.
Finding tenants requires a different set of skills as well as a different time commitment. If you already have a management company looking after your property that does not offer a letting service, using a letting agent is an easy way to stay hands-off with the process of selecting a tenant.
About property management services
Property managers provide a continuous and comprehensive service by taking both financial and physical control of your rental property before, during and after the tenant is in residence.
Property management involves photographic inventories, condition reports and inspections, the collection of rent, paying bills, coordinating works and trades people, dealing with any tenant issues or service calls including scheduled and reactive maintenance tasks, the list goes on; leaving you to not have to worry or be bothered by any calls from tenants or problems which may crop up.

Good property management requires cooperation and effective communication between the client, the agent and the tenant.
We’ll meet with you to gain a greater understanding of your requirements and discuss what level of involvement you wish to maintain. We’ll aim to agree the following with you:
- A figure up to which we do not require your authorisation to appoint a contractor to carry out essential or emergency maintenance
