Churches and chapels don't appear on the market very often, but their quirky nature and charm offer opportunities which other 'normal' buildings don't.
Eden Chapel is a Grade 3 property, which means that the external appearance must remain unaltered, whilst the interior can be redesigned in order to accommodate the purchaser's plans.
As a chapel and Sunday school with large open spaces in both buildings offer the purchaser a 'carte blanche' regarding redesign, as there are no interior walls to change or knock down.
Similar church buildings sold by Le Gallais over the years have been converted into a variety of both residential and commercial uses.

Le Gallais Estates has had a long association with the Methodist Circuit and having previously been successful in selling similar properties belonging to the Circuit, they were contacted when it became clear that Eden was to be sold.
It was decided that due to the unique aspect and nature of the property, a tender process would be best used in order to find the right purchaser.
The tender process can be a bit of a gamble when it comes to realising the true worth of a unique property, but generally, if the marketing is done correctly, then interested parties will put in realistic offers.
Of course, once the process has closed, it is down to the discretion of the vendors to decide which (if any) of the bids is successful!

Churches,chapels, and similar properties, offer potential purchasers the opportunity to create their dream home in a historic building, often incorporating some of the period architectural details and features. The buildings are usually solid and well built with lots of light and lofty ceilings offering versatile space and room configurations.
As the chapel is 200 years old, establishing the boundaries around the property proved to be a challenge, as conveyancing in the 1830s was looked upon slightly differently than it is today, especially as it was surrounded by fields.
